Questions before you apply

What documentation is required?

It depends on the program. Fix & flip and construction loans generally require a purchase contract, scope of work/budget, and proof of funds for reserves. DSCR loans focus on the property's rental income (lease or market rent) rather than your personal tax returns. We'll give you an exact checklist once we know your loan type.

How fast can you actually close?

Fix & flip and bridge loans can close in as little as 7-14 days once title and insurance are in place — our average across all loan types is 11 days. DSCR loans typically take 3-4 weeks. Tell us your deadline up front and we'll build the timeline around it.

Do you lend in my state?

We're licensed to lend in 32 states. Submit the questionnaire above with your property location and we'll confirm coverage immediately — if we can't fund it directly, we'll tell you right away.

Are there prepayment penalties?

Most of our fix & flip and bridge loans carry no prepayment penalty, since we expect a short hold period. Some DSCR programs include a step-down prepayment structure in exchange for a lower rate — we'll walk you through the tradeoff before you commit to anything.
