Questions investors actually ask

Will you actually look at my deal before I make an offer?

Yes — and I'd rather you send it before you're under contract. Share the address, purchase price, rehab estimate, and ARV, and I'll tell you whether the numbers hold up and how I'd finance it. If it's a bad deal, I'll tell you that too.

How fast can you close?

Fix & flip and bridge loans typically close in 7–14 days once we have title and insurance. DSCR loans usually run 3–4 weeks. If you have a hard deadline, tell me up front and we'll build the timeline around it.

Do you work with first-time investors?

Absolutely. First-timers get more structure: we'll walk through the budget, the draw process, and the exit plan together. Experience helps your leverage and pricing, but it's not a requirement to get funded.

How much cash do I actually need to bring?

It depends on the program, but plan on roughly 10–20% of the purchase price plus closing costs and some reserves. Run your numbers through the Cash Required Calculator, or send me the deal and I'll give you the exact figure.

How do DSCR loans work if you don't check my income?

DSCR loans qualify on the property, not you. If the rent covers the mortgage payment (a DSCR of 1.0 or higher, ideally 1.2+), the deal qualifies — no tax returns, no W-2s, no debt-to-income calculations.

How do construction draws work?

Rehab and construction funds are held in escrow and released as work is completed. You request a draw, an inspector verifies the work, and funds are typically wired within 48 hours. Draw schedules are set up front, so there are no surprises mid-project.

What happens if my deal doesn't pencil?

I'll show you exactly where the numbers break — purchase price too high, rehab underestimated, ARV too optimistic — and what would need to change. Plenty of investors have walked away from a bad deal here and come back with a great one.
